About The Role
As a Closer you will be responsible for managing the loan file through closing, ensuring all documentation is accurate, complete, and compliant. You will play a critical role in keeping the loan pipeline moving efficiently and ensuring a smooth borrower experience.
Key Responsibilities
- Proactively monitor upcoming pipeline for closing duties that can be completed ahead of time. Attending pipeline meetings and actively identifying opportunities to contribute.
- Prepare wire breakdowns for files that are currently in processing, and beginning the balancing process as soon as possible in the origination process. Actively work to initiate and complete the balancing process on all applicable files.
- Review escrows for correct taxes and insurance based on the validated documentation in the file. Noting the tax due dates, and ensuring the pads are correctly calculated. Confirming that any seller credit towards tax payments are allocated to the escrow balance accordingly.
- Review settlement statement for full accuracy: borrower name/spelling, loan number, address. Ensure the final signed Hud is received, and matches the approved hud that was received at the time of balancing.
- Request and document the name of the title company closer that will be working on the file, updating as necessary if that person changes. Ensure the correct name prints on the documents.
- Accurately and timely completing of loan documents through our document platform, and combining items into one PDF file for printing. Ensuring they are put in the correct subitem so they can be reviewed by underwriting before being sent to title.
- Reviewing file for any pre-closing, pre-funding, post-closing conditions that must be met during those timeframes.
- Provide timely funding authorizations, ideally acknowledging receipt within 5 minutes with a CC to the funding distribution list. If unavailable to provide, must officially delegate the backup to cover that window of time. Closing desk must be covered from 8AM to 5PM daily, in the timezone in which they are based. Closer must communicate with the team to ensure coverage of the lunch timeframe and any before/after periods of time that will not be covered.
- Review the signed documents from title, ensuring every document that was sent has been returned and signed as required. Regularly following up on any missing items until they are received. Once all documents are received, breaking apart the digital file in the post close folder according to the document naming map.
- Facilitate the wiring process, receiving and validating wire instructions per the official process. Internally ordering the wires when needed without errors, and following up accordingly if they are not sent timely.
- Reviewing the tapes/boards that are requested on a regular basis for accuracy and completion.
- Provide a daily update to the internal teams closing chat, so the company can be kept up to speed on what is closing that day and where things are at in the process.
- Actively participate in meetings, including status updates as necessary and proactively looking for opportunities to improve processes.
- Mentor, train, and coach others in the department as needed.
- Contribute to long-term projects in downtime between closings.
- Communicate where files are at whenever necessary, ensuring that others do not need to request information.
